PUBLIC NOTICE and AGENDA for June 1, 2022

The regular meeting of the Ellsworth Planning Board will be held Wednesday, June 1, 2022, at 5:30 PM in the Council Chamber at City Hall. Pursuant to 1 M.R.S. § 403-B, the Planning Board has adopted a policy governing remote participation in its proceedings. In the event that public participation through remote methods (ZOOM) is permitted, additional information about accessing the meeting remotely will be posted at www.ellsworthmaine.gov and on the City of Ellsworth Facebook page by noon on the day of the meeting. 2. Adoption of Minutes from April 6, 2022 regular meeting and April 27, 2022 workshop.

3. Preapplication/Sketch Plan Review for a Major Subdivision entitled Morgan Woods for Applicant/Owner Morgan Woods, LLC. The proposal is to create a seven-lot major subdivision on Bucksport Road (Tax Map 31, Lot 46-1), located in the Rural (R) Zoning District.

4. Preapplication/Sketch Plan Review for a Major Subdivision entitled Jesse’s Beach Subdivision II for Applicant RPM Properties, LLC and Owner RPM Maine Enterprises, LLC. The proposal is to create a 12-lot major subdivision on Garland Road/Jesse’s Beach Way (Tax Map 107, Lot 17), located in the Rural (R) and Limited Residential Shoreland (LR) Zoning Districts.

5. Revision to an approved Subdivision entitled Happytown Heights for Applicant/Owner Jodi Montana. The proposal is to remove the automatic sprinkler system covenant for one- and two-family dwellings and townhouses from one of the three lots in the existing subdivision located on Happytown Road (Tax Map 89, Lot 2-2). No new lots will be created. The subject property is located in the Drinking Water (DW) Zoning District.

6. Preapplication/Sketch Plan Review for a Major Subdivision and Major Use Site Development entitled W.L. Properties, LLC for Applicant/Owner W.L. Properties, LLC. The proposal is to construct phased development of 142 multifamily dwelling units, with Phase 1 to consist of 74 units. The subject property is located off of Downeast Highway (Tax Map 22, Lot 13) in the Commercial (C), Limited Residential Shoreland (LR), and Resource Protection Shoreland (RP) Zoning Districts.
